The Alfred. A luxury residential urban in-fill project concept located in booming Mid-Town Phoenix Arizona. The Alfred concept offers modern architecture and straightforward construction that make this project desirable, scalable and affordably built.
Combing two parcels to total 24,750SF+- , the current City of Phoenix zoning is [R-5] Multiple Family Residence (Detached SF 5 To 6.5 Or 12 W/Bonus) (Attached 43.5 To 45.68 Or 52.2 W/Bonus) and the site is located in the City of Phoenix Transit Overlay District (TOD), under which variances may allow for greater height, density and reduced parking. As configured, the project retains and integrates two existing steel post and beam buildings that were designed by noted Arizona Mid-Century Modern architect, Alfred Newman Beadle. The Project name is an homage to his design, legacy and contribution to the immediate area and the State. The Beadle name adds cache and instant local recognition for the project.
As conceived, new construction totals 43,600SF+- excluding parking with five levels of units above 26 spaces of on-grade parking and circulation. Floor plates of each of the five levels are approximately 8,720SF+-/floor. Unit counts are sixteen(16), 2-bedroom 2 bath homes w/office area totaling 1,650SF+- of Interior space and 340SF+- of inset exterior balconies each: and two (2), 3-bedroom 2.5 bath Penthouse homes w/den area totaling 2500SF+- of interior space and 1400SF+- of open air deck and inset balconies.
