It’s a Virtual World, and we are making the most of it!

Did you know that it is possible to buy or sell your home without stepping foot outside?

We are determined to keep all of our clients and agents as safe as possible during the current pandemic; however, we don’t want you to miss out on the opportunity to find the home you have been wanting or sell your current abode. In traditional markets, hosting open houses and touring homes in person via real estate showings are proven approaches to success in the home buying and selling process. Traditionally, open houses and live showings have been a crucial in helping gain exposure for your property as they allow people to tour your home and imagine themselves living in the space.

Because of the current climate, many people have asked us exactly how are we going to market their property to buyers. We have an answer! In fact, we have several answers. At azarchitecture, we have always taken pride in being forward thinking and on the cutting edge of technology in real estate, and now is no different! So, we are jumping into the virtual world of real estate head first, and we are taking our clients with us! Here are some of the new marketing techniques we will be using to help our clients buy and sell homes even while they are required to “stay at home”:

Live Virtual Open Houses: As you may have seen in our last email to you, we will be live-streaming our open houses until the “stay at home” order has been lifted. We will be sending out weekly emails as well as promoting these open houses on our social media pages: Facebook, Instagram and LinkedIn. Be sure to follow our social media pages for the most recent updates! You are welcome to drive by these properties at any time; however, we ask that you do not attempt to attend the open houses in person. These open houses will only be held virtually via a live-streaming platform such as Zoom, FaceTime, Facebook Live or Webex. We are able to add these to the multiple listing service (MLS) as we would a traditional open house. This means that, not only will your open house be available to our social media following, your open house can be easily viewed by other agents (you know, buyers agents) in the MLS.

Live Virtual Showings: Typically agents in our area us a scheduling app called ShowingTime to schedule showings at other agents listings. Our regional MLS, ARMLS, and ShowingTime have worked together to make it possible for agents to schedule Live Virtual Showings through this platform as well. A live virtual showing is where a listing agent schedules a showing with a prospective buyer and their agent, but hosts the showing virtually via a platform such as Zoom, Facetime, Facebook Live, Webex, etc. During a live virtual showing, either the homeowner or the agent would physically be at the listing and would give a live tour of the property to prospective buyers and their agents. This is a one-on-one meeting much like a traditional real estate showing would be. In this situation, the buyer can view the live stream and interact with the seller, seller’s agent or their own agent in real-time depending on who is hosting the Live Virtual Showing.

Virtual REALTOR® Tour – A live virtual REALTOR® tour is a real-time, scheduled event where an homeowner or listing agent shows a group of buyers’ agents a property virtually using a platform such as Zoom, Facetime, Facebook Live, Webex, etc. This is done in real time and allows for the buyers agents to ask questions of the seller and their agent during the tour.

Virtual Tours – azarchitecture recently invested in a RICOH 360 camera. With this technology, we are able to add a 360º tour to each of our new listings. In addition to the professional photographs we have of each home, visitors to our website will also be able to get a 360º tour of the property. These tours are user friendly and can even be easily viewed on a mobile device. Again, these virtual tours can be added to MLS to ensure that your home gets the most exposure possible! In addition, Scott Jarson oftentimes creates videos known as “30 Seconds of Design” on our architecturally unique luxury listings. These videos, like the virtual tours, can be shared on MLS as well as our website.

Virtual Listing Appointments: Last, but not least, listing appointments! If you are considering selling your home, now is still a great time to put it on the market. In a similar fashion to the the Virtual Showings, we would be happy to conduct a Virtual Listing Appointment with you. We can connect via the platform of your choice (ex. FaceTime, Zoom, Facebook portal, Webex, etc.) You can show us around your home and talk with us about why you want to sell your home and what kind of price you would like to see. We can email or screen share information such as neighborhood statistics and comps with you. If you choose to list with us, we can even do all of the paperwork necessary to list your home electronically! We can discuss the precautions you would like us to take while your home is on the market. We can schedule a time for our photographer to take photographs and shots for your 360 virtual tour, and we can discuss whether or not you want us to hold virtual showings or virtual open houses for you. We can even walk you through how you can help us with the showings or open houses if you don’t want anyone coming into your home!

We believe that there are actually many great benefits to this new “virtual world” that most likely continue once we are able to emerge from our homes and find our new normal.
